Seeking Freeholder permissions and License to Alter on our clients behalf.

Do I need a License to Alter?

Often as a leaseholder making changes to your home you will be required to have a License to alter in place before works can commence. Longange Services Limited has many years experience seeking Freeholder permissions and License to Alter on our clients behalf. These are normally required within the renovation of properties owned on Leasehold basis or Share of Freehold.  The process varies depending on the Managing Agents although we have extensive experience with seeking these permissions.

Longange Services Limited provides a service to our clients to produce the relevant documentation and seek permissions on our clients behalf

 A document typically needs to be produced to allow for permissions for the works you plan on progressing so that you are in compliance with the Terms and condition of your lease. This would typically consist of:

  • Design Drawings

  • Structural Calculations (and drawings) if relevant

  • Service pipe work Drawings

  • Written Specification

  • Acoustic Testing (often required for a change to wooden flooring)

The aim of the License to Alter is to record all works that alter the Leaseholder’s demise.

Once the scope of works, drawings and specifications has been approved by the Landlord typically they will provide the License to Alter document to yourselves to keep on file when you come to sell your property to show you had the relevant permissions.
